I completely agree with you Worli. Getting a private investor to invest in a business with no up front equity can be difficult, unless you have a good business plan in place and can sell them on it. You’ve got to know how to present it.

You all points are practical and achievable but the “private investor” thing should be definitely the last option. If one is confident enough that he can make it. He can start with little.
